Mold Inspection & Testing in Northeast Ohio

Worried about mold in your home or building?

A musty smell, a past leak or a stain that keeps coming back are all signs worth checking. Our certified mold inspectors find where moisture and mold are hiding, test the air you breathe, and explain the results in plain language. We serve homeowners, buyers, sellers, landlords and businesses from Cleveland and Mentor to Akron, Kent and Youngstown.

Call or text (216) 678-2721 or schedule online.

Schedule Mold Testing

When should you test for mold?

  • You notice a musty or earthy odor that won't go away
  • There has been a roof leak, plumbing leak, flood or sewer backup
  • You see stains, discoloration or suspected growth on walls, ceilings, attics or basements
  • Someone in the home has allergy-like symptoms that improve when they leave
  • You're buying or selling a home and want answers before closing
  • Mold remediation was just completed and you want independent verification it worked

What our mold inspection includes

  • Visual inspection of accessible areas where moisture collects, including basements, crawlspaces, attics, bathrooms, kitchens and around windows
  • Moisture readings with a moisture meter to find damp materials
  • Thermal imaging to spot hidden moisture behind walls and ceilings
  • Air sampling indoors, compared against an outdoor control sample, to show whether indoor spore levels are elevated
  • Surface sampling (swab or tape lift) when there is visible suspected growth
  • Lab analysis by a third-party laboratory, with results typically back in 1-2 business days
  • A written report with lab results, photos, the likely moisture source and recommended next steps

Our mold services

  • Mold Inspection & Air Testing: a full moisture and mold investigation with air samples. Best when you smell something, suspect hidden growth, or want a baseline.
  • Pre-Purchase Mold Testing: add mold testing to your home inspection so you know what you're buying before your contingency period ends.
  • Post-Remediation Verification: after a remediation company finishes, we test independently to confirm the work was successful before walls are closed up or the space is reoccupied.

Why choose an independent mold inspector?

We test and report. We don't do mold removal, so we don't profit from the problems we find. You get an unbiased answer about whether there is a problem, how big it is, and what kind of professional you need next.

Our team holds mold inspection certifications, multiple state licenses, and backgrounds in construction and with the U.S. Army Corps of Engineers. We're veteran-owned, and we offer discounts for uniformed service members. Lab results are typically back within 1-2 business days. Call or text for a quote.

Mold testing FAQs

Does a standard home inspection include mold testing?

No. A home inspector will note visible signs of moisture or suspected growth, but sampling and lab analysis are a separate service. You can add mold testing when you book.

If I can already see mold, do I need testing?

Not always. The bigger questions are how far it has spread, whether it is affecting the air elsewhere in the home, and what is causing the moisture. Testing and a moisture investigation answer those questions and give a remediation company a clear scope of work.

Can you tell me what type of mold it is?

Yes. The lab identifies the mold types present in each sample, and we explain what the results mean for your home.

Is there a "safe" level of mold?

There are no federal limits for mold in indoor air. That's why we compare your indoor samples to an outdoor control sample. Indoor levels well above outdoor levels, or mold types indoors that aren't present outside, point to an indoor source.
